The Village at the Streets of West Chester Master Plan

The Village at the Streets of West Chester is a 32 acre, mixed use, New Urbanist master plan in a suburban greenfield environment. The master plan incorporates existing natural open spaces and a creek, and creates a new street & alley network and several new buildings with over 300 dwelling units. Its centerpiece is a village green surrounded by buildings, forming the neighborhood’s heart.
The new buildings were carefully placed and massed to form urban street corridors of a pedestrian scale. This creates a vibrant, walkable, urbanist neighborhood. The comfortably narrow streets have on-street parking and rows of street trees and streetlights which separate the roadway from the sidewalk. Pedestrian dominance is further achieved through raised crosswalks, sidewalk bump-outs at intersections, and slowing vehicular traffic with bends in roads and minimizing through-streets.
The buildings designed as part of the master plan were created to help the community visualize the neighborhood’s scale, character, and economic potential. These graphics aided in ushering the master plan through a thorough entitlement process, resulting in approvals from all governing bodies.
