Terry Farm Master Plan
The Terry Farm Master Plan showed what a New Urbanist village could look like in a suburban greenfield site outside Cincinnati, Ohio. The master planning team, led by Jeff Raser and Bob Garlock of Bayer Becker, helped a potential developer of the site envision a development that included hundreds of homes over a range of types and price points, potentially 100,000 square feet of commercial space (office, retail, bed & breakfast, and entertainment), natural amenities and a horse farm.
The master plan showed how the site could be fully developed in compact sub-neighborhoods, leaving much of the site undisturbed natural space. This is in direct contrast with a conventional suburban development which spreads new development over the land evenly in a sprawling manner.
Each sub-neighborhood was designed to have its own character. From the Rowhouse District to the Village Square, areas would be developed with distinction. Each area could be developed in phases. The master plan also created destination amenities such as an amphitheater, a fishing lake, several civic greens, and horse trails.
