14th & Vine Condominiums

Over-the-Rhine, Cincinnati, OH

14th & Vine is one of several residential and mixed-use projects developed by The Model Group in the Gateway Quarter District of Cincinnati's historic Over-the-Rhine neighborhood. The project is located on Cincinnati's primary north-south spine, Vine Street.  Jeff Raser led the multi-discipline design team for the project.

The building is designed with a “context expressive” philosophy meaning the surrounding architecture is not just acknowledged by the new, contemporary design but also expressed within it.

14th & Vine is new construction containing nine condominiums and a small commercial space on a very small urban-infill site. The building is designed to have a strong corner presence with a 'tower' element. It has historic contextual building patterns of rhythm, proportion and scale while utilizing contemporary materials and detailing. 14th & Vine features projecting bay windows and exterior balconies for each unit.

The first floor of the building is mostly a parking garage with a small area of commercial space fronting on the street. The frontage of the first floor is designed to accommodate a variety of potential commercial uses by using contemporary garage doors. Most of the garage doors are operable, allowing future commercial tenants to completely open their interior to the sidewalk. This aesthetic also helps camouflage the actual garage door which accesses the parking garage contained in the building.

The interior of the building has curved walls and open spaces to allow the reach of natural light as far into the interior of spaces as possible. The building design also features a dynamic entry sequence from the public sidewalk all of the way into each dwelling unit.
