Deerfield Village Square

Deerfield Village Square is a privately developed, 31-acre, mixed-use master plan which is adjacent to a previously developed lifestyle center. The community was planned according to New Urbanist principles of pedestrian-scaled, mixed-use, compact neighborhood design.

The master plan includes a street corridor network which promotes pedestrian activity and allows vehicular traffic. Rather than surround buildings with parking lots, the plan called for streets with on-street parking. This on-street parking gives a street ‘friction’ that calms traffic and is convenient for shoppers.

The design separates the street pavement from the sidewalk with 5’ wide, colored and textured ‘collector’ strips which host street trees, streetlights, parking meters, trash cans, and other site architecture. The on-street parking and collector strips give a separation between vehicles and pedestrians that calms traffic and creates a comfortable, inviting environment for visitors to enjoy.

The three mixed use buildings at the neighborhood’s core are designed to form a pedestrian-friendly public realm, encouraging a vibrant mixed-use neighborhood. The buildings hold restaurant, retail, office and potentially residential uses.

The Village Green is conceived as an urban-style park, joining the residential portion of the development with the office and retail portion. Pedestrian connections from gaps in the existing Deerfield Towne Center to the new development encourage “park-once-and-walk” behavior from residents, shoppers, diners and movie-goers.
